Winter weather can damage a house in big ways. From animals nesting in vents, to leaves that have accumulated in the gutter, it is important to inspect the roof once the winter finally comes to an end. It is recommended that roof maintenance be done twice a year once in autumn to prepare the roof for winter, and once in spring to fix damage from the harsh winters. Your shingles, gutters and flashing all need to be checked for damage once the spring thaw has occurred. Below is a list of items we recommend inspecting, please use caution to ensure your safety. If your roof is steep a visual inspection will be the best option. Should you have any questions feel free to email us.

Items to be inspected:

1. You should survey your shingles: You will have to get up on a ladder or from the ground and do a thorough scan of your shingles.  You are looking for shingles that are missing, blistered, curled or split. Should you see large loss of granules from the shingles that end up in your gutter, this is a sign of shingle aging.

2. You should also inspect for any missing caulking where metal flashing connect the roof with your brick walls. If you see any missing or corroded metal flashing we recommend contacting us for a professional inspection.

3. Another common source of leaks on old Toronto homes is stack pipe flashing failure. It is important to ensure the flashing has no cracks or tears. This flashing should also have caulking between pipe and boot of flashing.

4. Clean your gutters and downspouts. Check for cracked downspouts, this is common in Toronto when we have above average snowfall. This is when the factory seam comes apart, you will need to look at side facing brick or siding.

5. It is also important to also have a look at your chimney for any cracks, damaged flashing, missing caulking or bricks
